Real Estate Disclosure (AB 38)

Real Estate Disclosure - Wildfire Risk - Vegetation Management / Home Hardening
In compliance with Assembly Bill 38 (AB 38), the Sonoma Valley Fire District conducts Defensible Space Inspections for residential properties located in High or Very High Fire Hazard Severity Zones (FHSZ) when they are being sold or transferred.
This state-mandated inspection verifies that the property meets California's defensible space requirements under Public Resources Code Section 4291. The goal is to ensure that properties have adequate clearance of flammable vegetation and comply with wildfire mitigation standards to protect homes and communities.
If you are in the process of selling a home within a designated FHSZ, you may be required to obtain an AB 38 inspection and submit documentation to the California Department of Forestry and Fire Protection (CAL FIRE) or your local fire agency.
