Sonoma Valley Fire District now offers a free defensible space inspection program for residential property owners. If your property meets state and local fire safety requirements, you'll receive an official Certificate of Compliance - a document you can submit to your insurance company as proof that your home meets recognized wildfire mitigation standards.
Why This Matters
Sonoma Valley Fire District is a designated Fire Risk Reduction Community under California law. Insurance companies are required to factor that designation into how they price wildfire risk for homes in our district. Your Certificate of Compliance adds property-level documentation to that community-level recognition — giving your insurance agent two forms of evidence, not just one, when you ask about wildfire mitigation discounts.
What We Inspect
This certification is based on one thing: vegetation management and defensible space compliance. Our inspectors evaluate your property strictly against the objective requirements of Sonoma County Code Chapter 13A and California Public Resources Code § 4291. This is what you are being tested against, and it's what determines whether your certificate is issued.
This is a black-and-white inspection. The rules are stringent, and there is no partial credit: a property either meets every applicable requirement or it doesn't. A Certificate of Compliance is only issued when zero violations are identified. We strongly encourage property owners to review our Inspection Checklist before their inspection so they know exactly what will be assessed and can address anything in advance.
In addition to the compliance inspection, we evaluate home hardening features and identify recommended practices or upgrades, such as roofing material, vent screening, and window type, that could make your home even safer in the event of a wildfire. These observations don't affect your certificate eligibility, but they're included in a full, printable online report that you can keep for your records or share with your insurance company alongside your certificate.
Cost
Your first inspection is free. If a follow-up visit is needed to verify that a violation has been corrected, a one-hour inspection fee may apply per our fee schedule - unless the correction can be verified by photo, which is free.
Certificate Validity
Because vegetation and property conditions change with the seasons, your Certificate of Compliance is valid for 90 days from the date of issuance.
